Garage Floors (Epoxy & Coatings)

Turn your plain garage floor into a clean, durable, easy-to-maintain surface with a professional epoxy or coating finish.

Freshly coated epoxy garage floor with flake finish at a residential home in Huntington Beach, CA

Most garage floors do not get much attention until they start to look bad. Oil stains, dusty gray concrete, and pitting make the space feel dingy and hard to keep clean. A quality epoxy or polyurea coating changes all of that. You get a surface that resists stains, cleans up in minutes, and looks like something out of a showroom.

At Supreme Huntington Beach Concrete Company, we prep, coat, and finish garage floors throughout Huntington Beach and the surrounding area. We do not just roll on a coat of paint and call it done. We grind the concrete, repair any cracks, apply a professional-grade coating system, and add your choice of color flake or solid finish. The result lasts for years, not months.

Epoxy vs. Polyurea: What Is the Difference?

You will hear both terms when shopping for garage floor coatings. Here is what each one means and why it matters for your floor.

Epoxy Coatings

Epoxy is a two-part system made of resin and hardener that bonds tightly to concrete. It creates a thick, hard surface that resists impact, chemicals, and staining. Standard epoxy coatings are a great choice for most homeowners who want a durable finish at a reasonable price. They are available in solid colors or with decorative flake broadcast into the wet coat for a speckled look that hides dirt and adds texture.

Polyurea Coatings

Polyurea is a newer coating technology that cures much faster than epoxy and offers better flexibility, UV resistance, and temperature tolerance. It will not yellow in sunlight the way some epoxies can, making it a better choice for garages with windows or direct sun exposure. Polyurea costs a bit more but performs better in harsh conditions and typically lasts longer.

Both options are significantly better than the bare concrete most garages come with. Here is what you get with either coating system versus untreated concrete.

  • Oil and chemical resistance: Coated floors wipe clean. Bare concrete absorbs oil permanently.
  • No more concrete dust: Unsealed concrete sheds fine dust particles. A coated floor seals the surface completely.
  • Better light reflection: A light-colored coated floor reflects overhead light, making your garage feel brighter and easier to work in.
  • Slip resistance: We add anti-slip aggregate or color flake to give the surface texture where you need it most.

Why Prep Work Makes or Breaks a Garage Floor Coating

Most coating failures come from poor surface prep, not the coating itself. If the concrete is not properly cleaned and opened up before the coating goes down, it will peel within a year or two. Here is how we make sure that does not happen to your floor.

Diamond Grinding

We use diamond grinding equipment to open the surface of the concrete so the coating has something to bond to. This step removes surface contaminants, old coatings, and any weak top layer. It is the most important step in the whole process and it is what separates professional results from DIY kits.

Crack and Spall Repair

Any cracks, pits, or surface damage in the concrete are filled and smoothed before the coating is applied. A coating over an unrepaired crack will telegraph the crack right through the finish within a short time.

Primer Coat

A penetrating primer is applied first to fill the pores of the concrete and create a strong mechanical bond for the top coats. This is the foundation that everything else sits on.

Base Coat, Flake, and Top Coat

We apply the base coat in your chosen color, broadcast color flake if you want it, and then seal everything with a clear top coat that protects the finish and gives you the sheen level you prefer, from matte to high gloss.

If your garage floor has significant cracking or has sunken in spots, we can address that before the coating goes down. Learn more about our concrete repair and slab work if the floor needs structural work first.

What Affects the Cost of Your Garage Floor Coating

Garage floor coating prices vary based on a few key factors. We give you a clear, honest quote before any work starts so there are no surprises when the job is done.

  • Floor size: A single-car garage and a three-car garage cost differently. The larger the area, the more material and labor involved.
  • Condition of the existing concrete: Heavy cracking, previous coatings that need to be ground off, or moisture issues add to the prep time and cost.
  • Coating system chosen: Epoxy is priced lower than polyurea. Multi-layer systems with flake and a clear top coat cost more than a basic single-coat application.
  • Finish options: Solid colors are simpler. Color flake blends, metallic finishes, or custom patterns require more material and time.
  • Garage contents: We need the floor clear to do the work. If you need help staging items outside temporarily, let us know in advance.

A garage floor coating is one of the most affordable upgrades you can make to your home. Combined with a new concrete driveway , it completely transforms how the front of your property looks and functions.

Questions About Garage Floor Coatings

Here are answers to the questions we get asked most often before a garage floor job. Call us anytime if you want to talk through your specific situation.

How long does a garage floor coating take to dry?
Standard epoxy coatings need about 24 hours before you can walk on them and 72 hours before you drive a vehicle onto the floor. Polyurea coatings cure much faster, sometimes in as little as a few hours for foot traffic and 24 hours for vehicles. We will give you the specific timeline for your floor when we finish the job, along with any care instructions for the first few days.
Will the coating peel or yellow over time?
A coating that was properly prepped and applied will not peel. Peeling almost always comes from moisture trapped under the surface or inadequate grinding before application. As for yellowing, standard epoxy can yellow in direct UV sunlight over time. If your garage gets significant sun exposure through windows or an open door, we recommend a polyurea top coat that is UV-stable and will stay looking good much longer.
Can you coat a garage floor that already has paint or an old coating on it?
Yes, but the old coating usually needs to be fully removed first. Applying a new epoxy over a failing or loosely bonded old coating is one of the main reasons coatings fail prematurely. We use diamond grinding equipment to remove the old material down to bare concrete before we start. This is the only way to guarantee the new coating bonds properly and lasts the way it should.
